High Park Lofts

437 Roncesvalles Avenue

High Park Lofts is a unique soft loft building in popular Roncesvalles Village. Originally, it was supposed to be a small conversion of the existing church, but later a corner KFC property was added to the site, and the design was changed to an entirely new structure. It is an interesting design, featuring a townhall style tower with three clocks, and an internal 80-feet high, 120-feet long, climate controlled atrium garden.

Majority of the units have split-level designs, and will enjoy light both from the outside of the building and from the atrium. Limited number of suites offer street entrance and separate street address, as well as a private interior connection to the atrium. Standard features include hardwood floors, gas fireplaces, stainless steel appliances, granite countertops, built-in library shelving, parking, and built-in Murphy beds in some of the units. Ceiling heights are 11 feet.

The roof of the building has been divided into individual roof garden lots, featuring a large planter box, patio deck, power outlet, gas connection and insulated water connection. These roof gardens are environmentally friendly, contributing to air quality and providing heat protection to the building. Other environmentally friendly features of this project include geothermal and solar systems.

High Park Lofts offer 111 suites, with a wide variety of designs and features. Studios and one bedroom lofts are priced from $199,900 for 560 sq. ft. to $379,900 for an 845 sq. ft. one bedroom space, one bedroom plus den from $329,900 for an 805 sq. ft loft with no window in the den area to $399,900 for approximately 900 sq. ft. space, and two bedroom plus den from $449,500 for 1,080 sq. ft to $699,900 for 1,478 sq. ft. These prices include a parking space, locker, gas fireplace and high quality finishes. Rooftop garden is priced at $30,000.
